Between the Resorts — Port Aransas

Drive Highway 361 south from town and you pass Palmilla Beach on your left, then a few miles later Cinnamon Shore. The stretch in between is its own place: established Gulf-side subdivisions like Mustang Royale and Beachwalk, and a row of beachfront condo communities along the highway. It is the same sand as the branded resorts on either side, without the resort wrapper — and usually without the resort dues.

What It Feels Like

Boardwalk-to-the-beach subdivisions with their own pools, wider lots than town, and a mix of full-timers, second homes, and rentals. It is quieter than the resorts, quieter than Old Town, and a golf-cart ride to either. Nobody is putting on a show here; people are at the beach.

Who Is Here

  • Mustang Royale and Beachwalk: established Gulf-side subdivisions with community pools and boardwalks over the dunes.
  • The condo row: beachfront condominium communities along Highway 361, from long-established buildings to newer ones — the entry points to this stretch of beach.

Who This Area May Appeal To

  • Buyers who want the resort stretch of beach without a resort's dues and calendar
  • Second-home owners who plan to rent some weeks — in the subdivisions that allow it
  • Condo buyers who want their own stretch of sand at a range of budgets

Property Types and What to Check

Single-family homes and homesites on the Gulf side and condos along the highway. Every subdivision here has its own POA and its own rental rules — some welcome short-term rentals, some limit them — so verify the rules for the specific subdivision before you write an offer, not after. Windstorm and flood coverage apply as they do everywhere on the island.

Frequently Asked Questions

Where exactly is "Between the Resorts" in Port Aransas?
The stretch of Highway 361 between Palmilla Beach and Cinnamon Shore: Mustang Royale and Beachwalk on the Gulf side, and the row of beachfront condo communities along the highway.
Can I short-term rent a home between the resorts?
It depends on the subdivision. Each has its own POA and its own rental rules — some welcome short-term rentals, some limit them. Verify the specific subdivision's rules before you buy.
How is this different from buying in Palmilla or Cinnamon Shore?
Same beach, different wrapper. The resorts bundle amenities, a town center, and a rental program into their dues; the subdivisions in between offer boardwalks and pools with lighter dues and fewer rules, and prices generally sit below the branded communities next door.
